Predaj budovy s pozemkom v BA III, Rači, v blízkosti novobudovanej nemocnice.
The subject of the offer is a property (building and land) located in Bratislava, in the Rača district, on Na pántoch Street. This is a highly accessible location predominantly consisting of commercial properties – administrative buildings, warehouse and logistics facilities, as well as retail and service operations. Convenient access for truck transport is provided from Rybničná Street, while the newly built D4 motorway has significantly improved accessibility to the area, allowing quick and comfortable access from all directions (within Slovakia, as well as from Hungary, Austria, and the Czech Republic). The area is currently undergoing major development connected with the construction of the General M. R. Štefánik National University Hospital, including substantial upgrades to the transport infrastructure both from the direction of Vajnory and Rača through the construction of new roads and the reconstruction and widening of existing roads. A stop for Bratislava public transport bus line No. 65 is located directly in front of the building. The two-storey building dates back to 1980 and originally served as a canteen with kitchen facilities, office premises, and a medical center for the Rača Meat Processing Plant. According to available documentation, the construction of the Rača Meat Processing Plant complex began in 1969, and the kitchen and canteen building was officially put into operation as part of the complex on January 9, 1980. The building has a built-up area of 916 m² and a rectangular floor plan. It is constructed as a reinforced concrete skeleton structure with brick infill walls. The second floor features a suspended façade system made of aluminum profiles with windows and glass infill insulated with mineral wool (the suspended façade system requires replacement or substitution with masonry walls and windows). The roof is a flat double-skin roof covered with bitumen membranes, ventilated through chimneys, and bordered by sheet-metal-covered parapets.
